I wouldn't recommend this place out of all the places in Tuscaloosa. Management is horrible, from day of 1 of my stay I walked into a trashed apartment. Instead of moving us to a different unit, we were responsible for the cleaning. They sent in two people from the front office to "clean", However, they agreed that the place should have been cleaned PROFESSIONALLY. They sent a painter to paint over all of the imperfections including what looked like feces. There was animal hair, food and other things present. There was someones eviction papers on the counter, etc. When Sarah the property manager was made aware of the situation, she only apologized and offer to remove the early move in fee. She stated that the apartment was marked ready for move in not once, but twice. Now that the lease is over every red flag that we had and made very clear to management, we are being charged for it. One of the bedrooms was not painted, wall was damaged, not professionally cleaned, etc. Instead of amending their wrongs, they are demanding payment. If you could move anywhere else, PLEASE DO! Lizzy the assistance manager emailed me and said "they (corporate) are pretty set on all charges standing only because we charged you extremely less than what the vendors charged us for your unit." Regardless of what a vendor charge, the residents should matter. Apparently the vendor didn't do their job because that apartment wasn't touched by a professional.
I'm assuming the problem is that I vacated the property early. My health was on a constant decline living here. There is mold under the sink. Constant moist air in the entire apartment. We had a humidifier (provided by maintenance) for months trying to dry out the apartment. Please just don't move here. It looks pretty on the outside, but it is horrible.
These are the type of reviews that they don't want people to see, but are constantly mistreating and overcharging the people that reside there.
There were pros and cons to this complex. Convenient location to campus but dog poop everywhere. The straw that broke the positive review was when the Preserve NEVER let me know that there was a balance of hundreds of dollars for "cleaning" upon my daughter's move out in May. It is now December and I got notified by a debt collector that it impacted my credit report. In calling the Preserve, they said they sent 3 notices by mail--to my daughter's apartment address at the Preserve...where she no longer lived. As the guarantor for the apartment, they claimed to have no phone or address on record for me, when in fact I had to go through the entire credit audit process. Unbelievable unprofessionalism to say the least.
Bad apartments!! Staff was unkind all year because they won’t respond to emails or work orders. Amenities like printing and pool always seem to be closed, too many bugs, constant smell of weed in our place, and they charge you an extra $650 of cleaning fees PLUS your security deposite of $1000 when you leave the apartment. My bedroom door never shut all the way, floors were crooked, and ceiling was caving in. Not worth the money, distance, or time to deal with. I easily found a much nicer and affordable place with better staffing and glad I moved out.
Hate this place, charged me over $600 when I moved out for "cleaning fees" when I hired my own cleaners. Never live here, management is rude, they bill you an extra $50 a month until you notice, and the amenities always seem to be out of order or closed. 15th street and campus have much better places to live and muchhh cheaper. Sinks always seemed to leak too and there was always a pest control issue even when we put in work orders they never fixed them all year.

Worst place to live ever!! You will not get your security deposit back even if you left the place spotless and on top of that they’ll charge you $650 for “cleaning”. Very rude staff, never complete work orders, and overall bad smell and feeling in the apartments.
